£50m Logistics Development Planned for 17-Acre Site in Aylesbury

Firethorn, a real estate investor, has revealed plans to develop a £50 million mid-box logistics scheme on a 17-acre site along the A41 in Aylesbury, with construction expected to begin in mid-2027.

The site, purchased from Taylor Wimpey, benefits from outline consent for up to 314,000 sq ft of employment use and forms part of Taylor Wimpey’s ongoing residential development at Hampden Fields.

James Sanders, head of industrial and logistics at Firethorn, said:
“It’s been a pleasure working with the Taylor Wimpey team and consultants on a site that we’re excited to bring forward. The development presents a compelling opportunity for occupiers, who continue to be displaced by affordability constraints in nearby markets. With excellent connectivity and Grade A product, we expect the project will address a gap for future customers and look forward to moving into the delivery phase.”

He added that the Aylesbury site complements Firethorn’s recent acquisition of a ten-acre site in Maidenhead, and that the company’s logistics portfolio is expected to continue expanding across different regions.

Henry Pauncefort-Duncombe, head of strategic land at Kirkby Diamond (now part of Eddisons), which advised Taylor Wimpey, said:

Located southeast of Aylesbury, the site offers direct access to the A41 dual carriageway, linking to the M40 and M25, providing excellent connectivity for logistics operations.
