New Phase Begins in Windsor The Granges Redevelopment Project

A new phase of work has begun on the redevelopment of The Granges in Dedworth, Windsor, bringing the project closer to delivering 413 new homes for the local community.

Developer Abri and construction partner The Hill Group were joined by representatives from Homes England and the Royal Borough of Windsor & Maidenhead (RBWM) Council to mark the milestone. The regeneration is supported by £176m in funding from Abri, including £34.4m awarded by Homes England. Planning approval and additional land transferred from the council allowed the scale of the site to increase, enabling construction to progress before the existing buildings are demolished.

The first phase of the project, comprising 61 homes, is already underway, and the second phase will deliver a further 121 homes by 2028. Abri’s group chief executive, Gary Orr, said: “It’s fantastic to be here with our partners to officially open the next phase of The Granges and to walk round the redevelopment and see the great progress that has already been made. None of this would have been possible without the support of our partners, support which will deliver 413 much needed brand-new homes for existing residents and the local community.”

The redevelopment will replace four worn-out tower blocks containing 192 properties in total. Demolition of the first tower, Winwood, is scheduled to begin in early 2026. Almost all current residents are expected to be moved into their new homes within the next three years, with full completion of the project planned for 2032.

Shahi Islam, director of affordable housing at Homes England, highlighted the importance of collaborative working: “Increasing the supply of high quality, affordable homes remain one of our key objectives. It’s great to see how The Granges development is progressing and the positive impact we are making with Abri. This project is a prime example of how working collaboratively with partners helps us to create thriving communities.”

The redevelopment will provide a mix of homes, including 199 social-rented properties, designed to be safe, affordable, energy-efficient, and sustainable. Councillors Adam Bermange and Catherine del Campo described the project as a “transformative moment for Dedworth, delivering high-quality affordable, sustainable homes that will benefit both current residents and future generations.”

Greg Hill, deputy chief executive at The Hill Group, emphasised the importance of partnership in delivering the project: “We’re proud to be partnering with Abri and RBWM on this landmark regeneration, which will deliver modern, energy-efficient homes and a vibrant new community for Windsor. The Granges reflects what can be achieved through true collaboration, and we look forward to creating a sustainable, high-quality neighbourhood that people can be proud to call home.”
