As first-time buyers look for ways to get their foot on the ladder, a government-backed scheme available at Cala Homes Worting Park development could provide a more affordable route for those who are eligible.
According to the latest Office for National Statistics (ONS) data, the average house price in Basingstoke and Deane reached £378,000 in January 2026, while the average price paid by first-time buyers climbed to £301,000 – a 6.1% increase from £284,000 the previous year.
Through the government backed First Homes at Worting Park in Basingstoke, eligible first-time buyers could purchase a new-build apartment at a minimum 30% discount to market value. The discount is secured permanently for future eligible buyers to support long-term affordable homeownership within the community.
The eight apartments have an open market value of £250,000. These homes could be purchased for £175,000 through the scheme, representing a saving of £75,000.
Eligible buyers must be first-time purchasers or key workers, with a household income of no more than £80,000 per year and must be able to secure a mortgage for at least 50% of the discounted purchase price. Buyers are also required to have a local connection to Basingstoke and Deane, such as living or working in the borough, having close family ties locally, or serving as key workers or members of the Armed Forces.

But with rising house prices and rents, getting onto the property ladder can feel impossible and that is why we’re focused on opening up more affordable ways to help first-time buyers.
“Opportunities like the new homes at Worting Park, alongside our package of low cost home ownership support, give more people a real chance to take the first step in buying a home of their own.”
